A suspended ceiling is not a single product — it is a system that can range from a basic exposed grid with budget mineral tiles to a fully fire-rated MF installation with specialist acoustic finish tiles in a live hospital environment. The cost difference between these extremes is significant, and even within a single system type, specification choices have a large impact on price.

Indicative price ranges by system type (2026)

The ranges below are broad indicative figures for commercial supply-and-install in the UK. They include labour and materials but exclude VAT (20% on all commercial work) and assume reasonable access. Actual quotes will reflect your specific project.

Exposed grid ceiling

£18 – £28 per m²

The standard commercial system. 600×600 or 1200×600 grid with mineral or acoustic tiles. Most common in offices, industrial premises, retail back-of-house and welfare areas. Budget end uses standard mineral tiles; upper end uses acoustic-rated tiles within the grid system.

Acoustic grid ceiling

£22 – £38 per m²

As above but specified with higher-performance acoustic tiles (NRC 0.70–0.95). Price increase reflects the higher tile cost. Common in open-plan offices, schools and healthcare waiting areas where acoustic performance is a specification requirement.

Fire-rated grid ceiling

£28 – £48 per m²

Grid system with fire-rated tiles and full certification documentation. Required on escape routes, in compartmented zones and in healthcare and education environments. Price reflects both tile specification and certification requirement. 30, 60 and 120-minute systems available.

MF ceiling (metal frame)

£35 – £60 per m²

Concealed metal framework system delivering a seamless finish. No exposed grid lines. Standard in premium hospitality, high-end retail, restaurant fit-outs and client-facing receptions. Higher price reflects longer installation time and the premium tile or plasterboard finish.
